On Sunday evening, one of our tenants contacted us about water leaking through the kitchen ceiling.
What could have become a very costly and stressful situation was resolved by mid-morning the following day, with minimal disruption and very little damage.
Why?
Because effective property management starts long before something goes wrong.
Before this incident occurred, we had already identified the property as potentially containing Iplex pipework and arranged the installation of a complimentary Phyn smart water monitor. When the leak occurred, the system alerted the tenant immediately.
Another key factor was the tenant. We had taken the time to carefully select a house-proud tenant, who is easy to deal with and cooperative, who treats the property with care and takes pride in maintaining it. Their prompt communication, willingness to return home after receiving the alert, and proactive approach played a significant role in preventing what could have become a much larger issue.
Choosing the right tenant isn't simply about securing rent; it's about protecting the property, preserving its condition and ensuring the right people are in place when it matters most.
From there, a series of trusted relationships and proactive decisions came into play:
✔ A tenant who felt comfortable contacting us straight away.
✔ A landlord who was kept informed from the outset.
✔ A trusted plumber, Oly Hurst from Plumbcare WA, who responded on Sunday evening and attended first thing Monday morning.
✔ Clear communication and prompt approvals, allowing repairs to commence immediately.
By mid-morning Monday, the leak had been located and repaired. By Tuesday, the invoice had been processed and the matter was effectively resolved.
The outcome wasn't luck.
It was the result of proactive management, strong communication and trusted relationships.
