Local Agent vs Expert Agent

There are several enduring myths in the real estate industry that can influence decision-making and cloud judgment when it comes to important choices. One such misconception is the belief that using a local agent is always necessary. However, it is important to question this notion before blindly accepting it.
Being a local agent does not automatically make someone a great agent. While there certainly are exceptional local agents, it is unwise to dismiss an agent solely because they do not specialise in a particular area. Expert agents, regardless of their location, excel in crucial aspects such as effective property marketing and skilful negotiation, ultimately contributing to a successful outcome. They also conduct diligent research on each listing, regardless of the suburb.
Hence, the perception that a local agent is a must is unfounded. It is not only essential for your agent to be competent but also honest and trustworthy. Many local agents emphasise the need for a local agent to achieve great results, yet their perspective changes when presented with an opportunity outside their usual area. If they truly believed in their passionate claims, they would decline such opportunities as they would not be in the seller's best interest. It is worthwhile to investigate their online profile to determine if they have successfully handled listings outside their core area. "Local agents," it's time to step up!
Ask yourself this question: Would a buyer disregard a property simply because it is not listed with a local agent? The answer is no. What truly matters is that the buyer receives expert assistance when they attend a home open.
When deciding which agent to entrust with selling your valuable asset, discard the notion of a "local agent" and focus on finding an "expert agent." If they happen to be local, that's a bonus, but their expertise and competence should be the primary considerations. By doing so, you increase the chances of a successful and satisfactory sale.
