Is December and January a quiet time in Real Estate?

The short answer is NO!
Like most others, Real Estate Agents would like time off over the Xmas/New Year Period and so started the myth that December and January are quiet times in Real Estate...by Real Estate Agents!!! Well, it isn't!
I can't see Buyers taking a break this year but they never really do. Over the years I've had calls on Xmas Eve and Boxing Day and even emails on Xmas Day from Buyers wanting to view a property within the next few days.
The main real estate websites report that traffic on their sites is extremely high from Boxing Day until mid-January compared to other times of the year. Why? A few reasons, people have time off and have more time to check out properties, even while on holiday, many are considering moving in the New Year to make the move they have been discussing throughout the year, and some out-of-town Buyers visit Perth during this time to look at properties.
So, if you are considering Selling, don't be deterred by this time of the year whatsoever. Come up with a plan to take advantage of the next few months.
One thing to take on board is this. Weekends for Home Opens do not look promising for 2 weeks starting 23rd December (23/24 Dec & 30/31 Dec), but Home Opens aren't everything. Buyers today make contact to view by appointment.
I believe the weekend beginning Saturday 6th January will be extremely busy, with today's Buyers, the "Out of town" Buyers, and the "Let's buy next year" or the "We will start looking in 2024" Buyers fighting over what little property will be available.
So, if you are considering selling don't be deterred by this time of the year whatsoever. Come up with a plan to take advantage of the next few months.
